What's happening in Nelson

Nelson is building up, not out. The city consented 240 new dwellings in the year to June 2025, and 45 percent were townhouses, flats or units (NPS-UD Monitoring Report). The Nelson Tasman Future Development Strategy names Nelson South and Stoke among the areas for intensification (Our Nelson). The largest project is Maitahi Village, about 180 homes plus 194 retirement townhouses (Fast-track Approvals).

The ground decides the job. Nelson's housing land is hill country around a narrow coastal flat, with Slope Risk Overlays at the Grampians, Tahunanui Core and Tahunanui Fringe (Nelson City Council), and hard rock behind the city that changes how we price a cut.

CONSENTS AND COUNCIL

Nelson rules that differ

  • Cut or fill up to 1.2 m vertical is permitted in the Residential Zone. Between 1.2 m and 3 m the face must be retained by a consented structure, and excavation must sit its own depth back from the boundary, under rule REr.61 (NCC Residential Zone FAQs).

  • A new, moved or widened kerb crossing needs a vehicle crossing application before work starts, an approved installer, and 7.5 m minimum spacing under rule REr.40 (NCC vehicle crossings).

  • A retaining wall up to 1.5 m with no surcharge is exempt from building consent under Schedule 1 exemption 20 (MBIE).

Our forestry team has worked in Maitai Forest and Marsden Valley, where council is converting about 600 ha of pine to continuous canopy (NCC forests; NCC media release).

Do I need consent for earthworks in Nelson?

Not for cut or fill up to 1.2 m vertical on a residential section. Between 1.2 m and 3 m the face must be retained by a consented structure, set back from the boundary by its own depth (NCC FAQs). Deeper than 3 m, talk to us.

How do I get a new driveway onto a Nelson street?

Lodge a vehicle crossing application with Nelson City Council before anyone touches the kerb. The crossing must be built by an approved installer, sit at least 7.5 m from the next one and meet Land Development Manual sight lines (NCC). We organise the crossing and build the driveway behind it.

Is my Nelson section in a slope risk area?

Check the Slope Risk Overlays first: the Grampians, Tahunanui Core and Tahunanui Fringe are mapped in the operative plan. Beyond those, council's 2020 assessment treats slopes over 20 degrees and land within 100 m downslope of a fault as susceptible (NCC). Send us the address and we will check.

Can I burn cleared vegetation in Nelson?

Check checkitsalright.nz before lighting anything. Nelson's Coastal and Waimea fire zones can move to restricted or prohibited status in dry periods; both went to a total fire ban in March 2026 (FENZ), and the status moves with the weather. Our excavator-mounted mulcher chips scrub and pines on site instead, no burning needed.

How far is Nelson from your Wakefield yard?
